CSA Standard Z240

Manufactured Homes, or those built to the CSA Standard Z240, are homes built in both sectional (meaning 2 halves) and single sectional types. Sectional homes are constructed on large metal frames and delivered to the site where they are blocked and leveled on concrete blocks from the frame to support the home. They generally sit approximately three feet above ground and would be skirted to the ground with wood or vinyl.

CSA Standard A277

Modular Homes, or those built to the CSA Standard A277, which is the same standard as a site built home. Modular homes are built on wood frames, are transported on a flat deck (float), and must be craned or rolled onto a prepared crawlspace or basement, depending on the style ordered. These generally sit ground level and would not require skirting. Modular Homes can be offered in both single sections and double sections.

Gyproc is glued and fastened to reduce cracking during transport

2×3″ fastened to the heel of the truss as well as fastened to the top plate of the wall. Adds rigidity to the exterior wall during transport

Insulated 2×6″ double header. Increases efficiency and acts as a header for windows and doors

Continuous 1×4″ exterior belt rails. Adds rigidity to the entire wall structure

Foam gasket between bottom plate and floor. Ensures no air leakage between floor sheathing and wall

Galvanized straps installed every 48″ securing wall framing to the floor system

Continuous interior belt rails for added strength and a drywall gluing surface

Exterior sheathing joints are staggered with sheet edges glued and stapled to solid framing

Available joist floor (w/frame) used primarily on manufactured homes

Available wood web truss floor, used primarily on our modular homes. Eliminates the need for extra beams in the basement
